New Neighborhoods in Pace Florida are giving buyers more choices than ever, from acreage communities and custom homes to traditional new construction.

New Neighborhoods in Pace Florida to Watch in 2026

If you’ve driven around Pace lately, you’ve probably noticed it: Pace is growing!

But some of the most exciting growth isn’t happening along Highway 90. It’s happening farther north, where new neighborhoods are offering larger homesites, more privacy, custom homes and a little more room to spread out.

As a local real estate agent serving Pace and the surrounding Santa Rosa County area, I’m constantly watching what’s being developed and where our community is headed. Here are several of the newer neighborhoods and developments worth knowing about in and around Pace, Florida.

Pond Creek Landing | Pace, FL

If you’re looking for acreage without giving up the feel of an established neighborhood, Pond Creek Landing is one of the developments to watch.

This boutique community features just 22 estate-sized homesites, ranging from approximately 4–6 acres. Many of the lots offer beautiful wooded settings, and several have creek frontage or access to the natural beauty surrounding Pond Creek.

Pond Creek Landing offers a gated entrance, private roads, underground utilities, architectural review and a 2,500-square-foot minimum living area, making it especially appealing to buyers interested in building a custom home on acreage.

It provides something that is becoming increasingly difficult to find in Pace: privacy, acreage and a neighborhood setting all in one place.

NatureWalk at Pond Creek-new phase coming! | Pace, FL

NatureWalk at Pond Creek has become one of the best-known acreage and custom-home communities in the northern Pace area.

Spread across hundreds of acres, NatureWalk offers large wooded homesites and a setting that feels much more rural than traditional Pace subdivisions.

Custom homes have continued to take shape throughout the community, and Phase 4 represents the next chapter of development to watch.

For buyers who want acreage, trees and custom construction while remaining connected to Pace, NatureWalk continues to be an important part of the area’s growth.

Three Oaks Lane | Pace, FL

Another smaller acreage development to watch is Three Oaks Lane.

Located in the Pace area near Five Points, Three Oaks offers 1+ acre homesites and convenient access to schools, shopping and the growing northern Pace corridor.

It fills an interesting niche for buyers who want more land than a traditional subdivision provides but don’t necessarily need four, five or ten acres.

For families wanting some extra breathing room while remaining close to everyday conveniences, Three Oaks is worth keeping on the radar.

Jubilee | Pace, FL

One of the larger developments shaping the future of Pace is Jubilee.

The first residential neighborhood within the development, Mahogany at Jubilee, introduces a more traditional master-planned-community option to the area.

Plans include neighborhood amenities such as pickleball, green space, a dog park and gathering areas.

Jubilee is particularly interesting because of its scale. As additional phases are developed, it could become an important residential hub in the Chumuckla Highway area and contribute to even more commercial growth north of Highway 90.

Stonechase-new phase | Pace, FL

Stonechase continues to provide new-construction opportunities in Pace with multiple home collections and floor plans.

Unlike the newer acreage developments farther north, Stonechase offers buyers a more traditional neighborhood experience with newer homes and convenient access to the established Pace shopping and dining corridor.

For buyers who want new construction but don’t necessarily want several acres to maintain, communities like Stonechase continue to fill an important part of the Pace market.

Parker Grove | Pace, FL

Parker Grove is another newer residential option adding inventory to the Pace area.

Its location provides relatively easy access to schools, shopping and Highway 90 while offering buyers the benefits of newer construction.

As Pace continues expanding north and east, developments like Parker Grove are helping bridge the gap between established Pace neighborhoods and newer growth areas.

Southern Palms | Pace, FL

Southern Palms adds another new-construction option to the Pace market.

This type of neighborhood appeals to buyers who prioritize a newer home, neighborhood setting and proximity to Pace’s established commercial corridor rather than the acreage lifestyle found farther north.

Together, Southern Palms, Parker Grove, Stonechase and Jubilee demonstrate just how diverse Pace’s new-construction market is becoming.

Mayburn Crossing | Milton, FL

Just outside Pace, Mayburn Crossing is another development getting attention from buyers looking for land.

Located in the Milton area but accessible from northern Pace, Mayburn Crossing includes approximately 131 homesites, with many lots significantly larger than what you’ll find in a traditional subdivision.

The community offers a more rural lifestyle with private wells and septic systems, and the larger properties provide opportunities for buyers looking for space for workshops, outdoor living and, where permitted, livestock.

It may have a Milton address, but it belongs in the conversation when discussing growth around the greater Pace area.

Crofton Farms | Jay, FL Area

Farther north, Crofton Farms represents another trend we’re seeing throughout northern Santa Rosa County: buyers wanting acreage plus beautiful new homes.

The development includes approximately 72 lots, with many homesites offering multiple acres.

Its location puts buyers farther from Pace’s main commercial corridor, but that can be exactly the appeal. Buyers are trading a little convenience for larger properties, privacy and a quieter setting.

Pace Is Growing Differently. There are several New Neighborhoods in Pace Florida to Watch in 2026

What’s especially interesting about Pace’s current growth is that there isn’t just one type of development taking place.

Closer to Pace’s established commercial areas, we’re seeing more traditional new-construction communities.

Travel north, however, and the landscape begins to change.

Pond Creek Landing, NatureWalk, Three Oaks Lane, Mayburn Crossing and Crofton Farms are part of a growing demand for larger homesites, acreage and custom homes.

That distinction matters.

Pace is increasingly giving buyers the ability to choose between a traditional subdivision lifestyle and something that feels much more rural—sometimes only minutes apart.

And as more rooftops move north, I’m watching another trend closely: commercial development following residential growth.

Restaurants, stores, services and infrastructure typically follow population growth, which means today’s new neighborhoods can give us clues about where tomorrow’s Pace may be headed.
